Heidenberg Properties Group (HPG), Downstreet Housing & Community Development and Evernorth are pleased to announce the two latest projects that will call Berlin’s New Town Center home: 30 units of affordable workforce housing and Central Vermont’s first Starbucks.
Over the past decade, Heidenberg Properties has worked with the Town of Berlin to introduce a variety of mixed uses into the 65-acre Berlin Mall parcel. These have included a Walmart grocery, Kohls department store, Planet Fitness, Passumpsic Bank, and most recently, Chestnut Place, a 98-unit senior housing project which will welcome residents in the first quarter of 2022.
The State of Vermont has recognized the changes that have already occurred and the Town’s vision for future changes by recently awarding a “New Town Center” designation for the area surrounding the mall. This designation will help facilitate the further evolution of the mall into a mixed-use property where people will shop, live, work and receive care.
The Downstreet/Evernorth housing project, known as “Fox Run,” will provide a broad range of housing options with easy access to employment, public transportation, health care, shopping and recreation. Downstreet and Evernorth have a long track record of developing housing that meets the needs of all Vermonters. According to Downstreet’s Chief Operating Officer Julie Curtin, “With the hospital, mall, elementary school, and bus stops nearby, we’re building so much more than 30 new apartments. We’re building access to jobs, transportation, healthcare, and education. We’re building community.”
Starbucks will offer those living, working and shopping in the area an additional dining and gathering spot. Long known for its intensely loyal customers, from its inception Starbucks has embraced its role as a “third place” for communities which it describes as “a warm and welcoming place, outside of our homes and our workspaces, where we connect and build community.”
According to Ken Simon, HPG’s VP of Real Estate, “Starbucks will be an important building block for our ongoing collaboration with the Town of Berlin to create a town center that meets the needs of all community members whether they are seeking employment, housing, health and wellness, goods and services or just a place to meet friends and neighbors while enjoying a great cup of coffee.”
This Mixed Use Priority Housing Project has already filed its local zoning application and will subsequently submit applications to state agencies for the necessary development approvals. Construction will commence as soon as those approvals are in hand. As these projects move forward, the Town and involved landowners will be evaluating additional improvements to the infrastructure serving the area including upgrades to Mall Road and Fisher Road to make both more pedestrian friendly, a multi-use public recreation path, and stormwater management and wetlands preservation.
With these two desirable and much needed uses, Berlin residents can be confident that the Town continues to make steady progress towards creating their long-desired town center.
