As part of its ongoing transformation of the 65-acre Berlin Mall site into a mixed-use town center, Heidenberg Properties Group announced today that it will be developing a five story, 120-room hotel with 15,000 square feet of meeting and special event space along with a freestanding restaurant. Both the Berlin hotel and restaurant will be nationally-franchised, branded operations. With easy access to I-89 and an abundance of free parking already available on the site, as well as additional parking that will be constructed for the hotel and restaurant, this will be a particularly attractive venue for the full range of business, civic and social functions serving the needs of central Vermonters.

The hotel and restaurant are the next steps in achieving the ambitious goal of transforming the property into a vibrant town center. With these additions, we move one step closer to our long-term vision of creating a mixed-use center that includes housing, shopping, a park and more.”
As part of this ongoing transformation, last summer the Mall hosted Big Art, Little Art – an exhibit of large scale works by 16 Vermont artists and weekly art workshops for families. The just completed Walk the Long Trail at Berlin Mall attracted over 600 registered walkers who covered 12,290 miles and raised $5,280 for the Green Mountain Club. In response to popular demand, the Walk will become an annual event at the Mall.
In 2012, the Berlin Mall received Act 250 and local zoning approval to expand the Walmart Superstore at the Mall to include a full-service grocery store serving customers from all over central and northern Vermont. The Mall added a third department store when Kohl’s opened in March 2016. It has been a major success cementing the Mall’s position as the dominant shopping complex in central Vermont. Ken Simon of Heidenberg Properties Group, who managed both of these earlier projects said, “The proposed construction of the hotel and restaurant furthers our goals of revitalizing the mall property, providing more options for tourists and business travelers, creating jobs and building more confidence in the Berlin-Barre-Montpelier area’s economic future. The project represents ‘in-fill’ development of under-utilized land in a developing area of Berlin and furthers the Berlin Town Plan’s goals of concentrating growth in an area where growth is already occurring.”
Heidenberg Properties is currently preparing for the approval process and will unveil a conceptual site plan shortly. An opening date has not been set for the hotel, but the mall owners look forward to working with the town, the broader community and the appropriate state agencies to make sure the project advances important state and local public policies regarding economic growth.
